ARCO Design/Build NE would like to welcome John Neal and Jon Zuk to the team. Both will be leading major projects as the newest PMs. Welcome aboard, we are excited to have you!


John Neal

Earned a Bachelor of Science degree in Construction Management at Boise State University

I chose ARCO because of the unique atmosphere geared towards growing relationships not only within the company’s internal network but with everyone whom the company works with.  This “work hard play hard” atmosphere is something I truly see being successful in not only starting, but keeping relationships and has been a moto I have lived by my whole life. I also chose ARCO because of the opportunity to run your own projects in what could be less then a year. This says a lot about a companies trust in its employees as well as the employees opportunity to expedite growth within the company.

I look forward to having the opportunity to take on a vast amount of responsibility right from the beginning and a chance to grow at the pace I set. With past companies I have been handcuffed so to speak and forced to follow a strict growth process on the company’s own timeline which I felt was just a little too slow for what I want to accomplish. I look forward to gaining irreplaceable knowledge of the Design/Build world which to date I have had little experience in.

I received my M.S. in Mechanical Engineering from Penn State.

I chose ARCO because it embraces a unique and exciting company structure that rewards hard work and success and provides an environment of entrepreneurship and career growth.

I look forward to the opportunity to learn from the very talented people that I am surrounded by so I can become the best project manager I can be.

Project Spotlight-Exeter Bordentown

This 213,000 SF Facility sits within a Three (3) – Building Campus on Bordentown-Hedding Road, NJ.  Initially designed as a Spec Warehouse, Exeter has recently leased the full-building to Owens & Minor (A pharmaceutical supply company).  The building’s façade glorifies the traditional color scheme of Exeter Property Group – Analytical Gray, Wool skein, and Torchlight.  The building is now a conditioned space with 10 RTU’s spaced throughout the warehouse, and the original lighting scheme has been replaced with high-bay LED lights.  The roof system consists of fully adhered R-30 insulation meeting the current energy code, with perimeter wall insulation (floor to deck).  A hydraulically calculated ESFR fire sprinkler system meeting NFPA Standards is provided, with a 2,000 Amp Electrical service supporting the facility.  There are currently Twenty-eight dock positions with 35,000# mechanical levelers, dock seals, dock lights, and smart chock dock system.  Floor joint caulking is included throughout the warehouse, and an epoxy floor for 25 battery charge stations is included for the tenant. Currently, there is a small 2,500 SF warehouse office to occupy Owens & Minor until a 8,000 SF Two-story main office space is building in the Spring of 2017!

Projects Underway- NFI QPSI

The NFI QPSI BTS project in Florence, NJ is a 342,720SF facility for packaging and distribution for QPSI. The building is being constructed with 37,320 SF of mezzanine in the end bays for future office expansion, as well as over 8,000 SF of curtain wall to give the building a very unique entrance feature. Over 3 miles of underground conduit has been installed for QPSI’s current and future electrical needs throughout the building. The electric service to the building is primary power, and the infrastructure is in place for up to a 6,000A service. The building is a fully conditioned warehouse and has been constructed with an additional 5 pound load factored into the roof structure for future solar. The floor is a 6” slab with dowel baskets and joint filler at every control joint in the facility. QPSI was fortunate enough to receive funding from the GROW NJ program, and with that, the project is prevailing rate and complies with all NJEDA requirements.

The ARCO DBNE team is proud to recognize our 2016  summer interns!   Our interns have been working diligently with our project managers gaining experience in project management, construction scheduling, cost estimating, subcontractor coordination, design review and proposal coordination.  They have become an integral part of the design/build process.

Matt Cincotta | Villanova University, Civil & Environmental Engineering

  • Hometown: Haverford, PA
  • Favorite Hobby: Golfing and watching Villanova Basketball.
  • Mission while here:  To simply absorb as much information as possible in order to become a better engineer and a more polished professional.              
  • What is something we can learn from you? Ultimately I am here to learn from all of you, but if you would like to polish up your midrange jump shot I might be your guy.
  • Why you are happy to bleed ARCO blue: I have been following ARCO ever since my freshman year when Jim Wyatt came to speak in one of our professional development classes. I was intrigued by the design/build process and wanted to be a part of it because it seemed like the best way to learn all facets of the construction process.

Joe Penta | Villanova University, Civil & Environmental Engineering

  • Favorite Hobby: Outdoor activities
  • Mission while here: To learn as much as possible about project management, estimating, and the construction process as a whole.
  • What is something we can learn from you? I am here to learn from the ARCO community, but I can definitely help you become a Boston sports fan.
  • Why you are happy to bleed ARCO blue: I am excited to bleed ARCO blue because I look forward to learning in a competitive workplace with an excellent environment.

Kevin Reilly | University of Notre Dame, Mechanical Engineering

  • Favorite Hobby:  Pick-up basketball and eating Chipotle
  • Mission while here:  I plan to take away as much knowledge as possible in my time this summer at ARCO.  I hope my time here will allow me to progress as a professional and improve my ability to become a successful contributor to a company.

  • Why you are happy to bleed ARCO blue:  The ARCO culture is one unlike any other.  I look forward to interacting with everyone around the office in an environment that promotes growth.

Casey Vaughn | Villanova University, Civil and Environmental Engineering

  • Hometown: Saratoga Springs, NY
  • Favorite Hobby: Ultimate Frisbee, snowboarding, fishing
  • Mission while here: Learn as much as possible about the construction process from start to finish.
  • What is something we can learn from you? How to throw a Frisbee.
  • Why you are happy to bleed ARCO blue:  I’m excited to gain experience here aside from the engineering design process that is taught in my college courses.  The construction of the structure itself, the constant communication with clients, and the daily problem solving for all of the moving parts within a project all provide learning experiences that are not offered in a typical university workload.

First Annual ARCO Charity Trust Golf Outing Raises over $30,000 for Make-A-Wish Foundation

On Tuesday, May 24, 2016, A.C.T. (ARCO Charity Trust) hosted its first charity golf outing benefiting Make-A-Wish Foundation. All together, we were able to grant several wishes for the children at  Make-A-Wish, Philadelphia, Northern Delaware & Susquehanna Valley Chapter. Thank you to all the golfers, sponsors, volunteers and participants for making this a successful event.

The event included a round of golf at Riverwinds Golf Course overlooking the Delaware River and city of Philadelphia, 5 contest holes, 50/50 raffles and additional prize opportunities.

We look forward to seeing everyone next year!

ARCO recently wrapped up the renovations of the Colony Realty Partners – Essendant building located in Oaks, PA.  ARCO was responsible for turning the looks of the 35 year old facility into a brand new building, and they did just that.  Project features include: 14,000 SF office space | 550,000 SF warehouse space | 90 dock positions | 6,400 SF Aerosol Cage | 4,000 SF battery charging area | 600 SF locker room | Two trucker’s lounges | Two drive in ramps | 40’ clear height.  For more project photos, check out the Building Improvements project page.

NFI-Five Below Grand Opening

PROJECT GRAND OPENING: Today, “Max-a-Million” was showcased at the NFI-Five Below grand opening ceremony in Pedricktown, NJ.  The 1,045,000 SF facility is the largest Five Below distribution center in the country.  Interesting facts about the facility:

  • Inside, it could house 22 football fields
  • There was 35 acres of concrete poured during construction
  • The walls alone weigh 9 million tons
  • The conveyor is 3 miles long
  • There are 2,600 tons of steel rack

All parties involved, NFI, Five Below and ARCO, are extremely pleased with the facility and the accomplishment of making Five Below’s dreams a reality as they continue to grow…and build.

Five Below Construction

PROJECT UPDATE: What’s going on at the Five Below site this week? SITEWORK: Grading for curbs and removal of excess material | Grading and prep work for west side truck apron pours | BUILDING: Continued with grinding/cleaning of panels | Pouring of interior column isolators | Installation of east side dock stairs and installation handrails for ramp walls…and more. The NFI – Five Below facility is expected to be complete early this summer.

Exeter – Chewy Groundbreaking

ARCO Design/Build Northeast, alongside Exeter Property Group, held a groundbreaking ceremony in New Kingstown, PA on March 13th, where construction will begin on the expansion of the existing Chewy Facility. The 176,000 SF expansion is expected to be complete this fall.

Project Completed: Destination Maternity

ARCO Design/Build Northeast completed the Whitesell 406,375 SF Build-To-Suit Distribution Center for Destination Maternity, located in Florence, New Jersey.  This facility was finished in December 2014 and includes the following:

  • 17,000 SF of Office
  • 40 Dock Positions
  • 93,000 SF Expansion Pad

Project Completed: Burlington Coat Factory

ARCO Design/Build Northeast wrapped up the Whitesell 677,815 SF Distribution Center for Burlington Coat Factory, located in Burlington, New Jersey.  This facility was completed in December 2014 and includes the following:

  • 80 Dock Positions
  • 46 Knockouts
  • 3,000 SF Office Space
  • Space for a 321,000 SF Expansion to the Facility
